Most homeowners have never watched one, so here is the real sequence. We measure the opening, the headroom above it and the backroom behind it, because those three numbers decide which doors will physically fit. We confirm the track type, standard lift for most homes, low headroom where the ceiling is tight, which is common in the older downtown Boca townhomes. Then you choose the door, we order it, and installation day runs about four to six hours for a single door and most of a day for a double.
On the day itself the old door and hardware come out, the new sections go in one at a time from the bottom up, tracks and rollers are set and squared, springs are sized to the finished door weight and wound, and the opener is reconnected and re-taught its travel limits. We haul the old door away. Before we leave, the door gets balance tested and the safety reverse gets checked with an obstruction, because a new door that does not reverse correctly is not a finished job.
Choosing the door: material, insulation and wind rating
Three decisions matter and the rest is appearance.
Material. Steel is what most South Florida homes get, because it holds up and costs less. Aluminum with glass suits modern builds and coastal properties where the look matters. Wood and wood composite exist and are beautiful, and they demand real maintenance in this humidity, so we will tell you honestly whether your exposure suits it.
Insulation. An attached garage sharing a wall with living space is worth insulating. An R-value in the mid teens keeps the garage meaningfully cooler and, more noticeably for most people, makes the door far quieter. A detached garage rarely justifies the cost.
Wind rating. Not optional here. Palm Beach County follows the Florida Building Code wind-borne debris rules, so a new door needs a Florida Product Approval rating. Broward and Miami-Dade sit in the High Velocity Hurricane Zone and require stricter approval. Your garage door is the largest opening on the house and the first thing a storm tests, and the upgrade often earns an insurance credit through a wind mitigation inspection. Repair or replace: how we tell you which one you need
We would rather do the smaller job and keep you as a customer. A door is worth repairing when the panels are sound and square, even if the springs, cables, rollers or opener are finished, because all of those are renewable parts that cost hundreds rather than thousands. Replacement earns its money when the bottom section has rusted through, when the door has been hit hard enough to bend the frame out of square, when panels are delaminating, or when a pre-code door is the weak point on a house you are otherwise hardening for storm season. If your door sits near that line we will quote both ways and let you choose with real numbers in front of you.
Permits and HOA approval
A full door replacement is permitted work in every city we serve, and we pull the permit as part of the job rather than leaving it to you. If you are in one of the gated communities, Boca West, Broken Sound, Woodfield, or any of the associations out west, the architectural committee will usually want to approve the panel style and color before installation. We supply the manufacturer spec sheets, wind load certificates and panel photos that boards ask for, and we match the style your streetscape already uses so approval is a formality rather than a fight.
