South Florida narrows the choice fast, because three local realities do most of the deciding for you: salt in the air, sustained humidity, and a wind code stricter than almost anywhere else in the country. What follows is how we actually advise homeowners in Boca Raton, not a catalogue.
Materials, and what each one really does here
Steel. What most homes get, and usually the right answer. What matters is the gauge, meaning the thickness. A 25 gauge door is thin and dents when a basketball finds it. 24 gauge is the sensible middle. 21 to 22 gauge is genuinely heavy duty and worth it on a wide double door or a property near the water.
Aluminium with glass. Light, rust resistant, and the natural fit for modern builds and coastal properties, because it will not corrode the way steel eventually does within sight of the Intracoastal. It dents more easily, costs more, and full glass sections change how hot the garage gets.
Wood and wood composite. Genuinely beautiful and genuinely demanding. Real wood in this humidity needs refinishing on a schedule, not when you get around to it. Composite gives most of the look with far less upkeep, and it is what we usually steer people toward when they want the carriage house appearance.
Fibreglass. Rare here and worth knowing about: it resists salt well but yellows and grows brittle under years of direct Florida sun.
Insulation: when the R-value is worth paying for
An uninsulated door is a single skin of steel. An insulated door is two skins with foam between them, and the number quoted is the R-value, where higher means more resistance to heat transfer.
Our honest rule: if the garage is attached and shares a wall or ceiling with living space, insulate it. Around R-12 to R-18 makes a real difference to how hard the air conditioning works in the adjoining room, and it makes the door dramatically quieter, which matters more than people expect when a bedroom sits above the garage. If the garage is detached and used for storage, put the money elsewhere. The second, unadvertised benefit is rigidity: a double skinned door flexes less and dents less.
Styles, and which ones read right in Boca
Raised panel is the classic rectangular pattern, the default across most of the city and the safest choice for resale. Carriage house gives the swing out barn look on a door that still rolls up, and it suits the Mediterranean and Spanish revival architecture common in Old Floresta and the older east side streets. Modern flush is a clean flat panel, often with a horizontal aluminium and glass band, and it belongs on the contemporary builds out west and the newer coastal properties. Full view glass is all frame and glazing, striking and expensive, and it needs a conversation about heat gain and privacy before anyone orders it.
Windows, hardware and colour
Window sections sit in the top row and bring daylight into a space that is usually dark. Specify impact rated glazing where the code and your exposure call for it, and consider obscured glass if the garage faces the street, since clear glass advertises what is parked inside. Decorative hardware, the handles and strap hinges, is what makes a plain steel door read as carriage house for modest money. On colour, white remains the safe default, and matching the door to the trim rather than the wall is the choice that tends to look deliberate rather than accidental.
